Ann was the seller representative of the gracious apartment we bought in 2011 at 171 West 71 Street. Obviously, as a first-time buyer in a co-op in New York City, we had a long list of questions and requests from the seller. I was quite surprised how timely and efficient the responses were. Ann was obviously very familiar with the building, its process and even well acquainted with the building board and some key personnel. Fast forward 11 years, when time came to sell the apartment, Ann was an obvious choice given the numerous closings she had in the building. Ann does get noticed in the building and is extremely well respected. The sale of our apartment was not an easy one. We were under some time pressure while navigating through a tricky emotional situation. In addition, the apartment needed a decent amount of repair given its large size and price point. Ann was very instrumental in bringing an aggressive positive energy to the process. She led with remarkable efficiency and no hesitation. She anticipated many of the issues that were to arise and made us prepare in anticipation. As we were listing the apartment, Ann discovered a work permit from 2011 that was never closed. Instantly, she recommended a team whom she had worked with in the past to inspect the situation and worked with the department of building to rectify the issue. The situation was resolved in just a few weeks, whereas it would have taken me a lot longer to figure out by myself and most probably would have been a lot more costly. I do not believe many brokers in the city have the expertise, leadership, and the know-how in navigating such a situation. Communication with Ann is second to none. You can’t accomplish these without having an incredible knowledge of the NY real estate market. Ann never leaves a call or text unanswered. She works around the clock! Ann was recommended to us by our co-op management company as an outstanding real estate agent in the Upper West Side. Before meeting Ann, we interviewed three other highly recommended agents, but Ann made a truly memorable first impression. She toured our apartment and almost immediately suggested what should be done to get it ready for the market. She pointed out that a walk-up apartment in a small brownstone would be a challenge, but she emphasized the pre-war charm of the unit and its park block location as features that would appeal to many. After two open houses and several personal showings, we were amazed to receive a viable offer (after 3 weeks on the market), and a counteroffer suggested by Ann resulted in an accepted offer and contract. The closing went smoothly with the aid of an experienced lawyer recommended by Ann. What more can we say?
